What is prorated rent?

Prorated rent is the portion of the rent that is due when the tenant did not occupy the property for the entire month. For example, if a tenant moves in on the 16th of a 30-day month, then prorated rent is half of the monthly rent. Similarly, if the move out date does not fall on the last day of the month then the rent is also prorated. For example, with $1,000 monthly rent, when a tenant moves out on the 10th of a 31-day month then prorated rent will be $322.58, calculated by dividing 10 by 31 and multiplying with 1000. When is rent prorated?

Rent is prorated when a tenant stays for a partial month. This can happen if the premises is not available on the 1st of the month or the tenant already has another place to stay for the first few days of the month. Similarly, this can also happen if the landlord or tenant wish to have the lease not end on the last day of a month.

Why is rent prorated?

It is very common to have tenants move in after the 1st of the month. Also, having a move out date not be limited to just last day of the month can add flexibility and convenience for both the landlord and the tenant.

How to calculate prorated rent?

Total days in the month

Note the total days in the move-in or move-out month. These could be 28, 29, 30 or 31.

Number of days tenant occupied the premises

Count the number of days the tenant occupied the premises. In case of move-in, count each day from move in day till the end of the month. In case of move out, count each day from the first of the month till the move-out date. Remember to include the move-in or move-out day itself when counting days!

Divide occupied days by total days and multiple by rent

Divide the number of days occupied by the number of total days in the month and multiple by monthly rent to get prorated rent.

What is prorated rent formula?

Pro-rated Rent = (Total Rent Amount / Number of Days in the Rental Period) x Number of Days Occupied by the Tenant.
